Charleston PCS checklist: what to organize before your move

By Paige Blakely, REALTOR® ·

A PCS becomes easier to organize when the decisions are put in order. If you are headed to Joint Base Lindsey Graham, formerly Joint Base Charleston, use this checklist to build a move plan around your actual report date and household needs.

1. Confirm the destination before choosing an area

Ask your sponsor which work location and gate will be relevant to your assignment. The Air Base in North Charleston and Weapons Station in Goose Creek are different destinations. Keep the reporting instructions with your move documents so your property search begins from the correct location.

Then make a short list of household priorities: commuting hours, the space you need, pets, accessibility needs, and the services you expect to use. These are useful criteria to share with an agent.

2. Put your dates on one calendar

List your report date, travel window, current lease or home-sale milestones, and the date you need housing available. Add any school, childcare, or household-goods arrangements that may affect your schedule.

Build in room for details that are not settled yet. A home advertised as available now may not fit a later arrival, and an estimated completion or closing date still needs to be confirmed with the people responsible for it.

3. Compare the full housing picture

Use a housing range that accounts for more than the advertised rent or a mortgage estimate. Ask what utilities, insurance, taxes, community charges, deposits, or maintenance responsibilities apply to the specific property. Confirm financing and benefit questions with the appropriate lender or official resource.

Buying, renting, and temporary housing lead to different timelines. Before committing to a search, decide what flexibility you need if dates or plans change.

4. Organize the local resources you will need

The official installation directory is a useful starting point for housing, relocation support, childcare, schools, and check-in information. Contact the relevant program directly to confirm current procedures and availability.

  • Keep your sponsor and command contacts easy to find.
  • Contact the housing office about installation housing questions.
  • Check official school and childcare resources before relying on an address-based assumption.
  • Keep property questions and military reporting instructions in separate notes.

5. Make an out-of-town property search easier to review

For each home you are considering, save the address, listing link, move-in timing, monthly costs you have confirmed, and questions that remain. If you cannot visit, ask about a live virtual tour and what additional inspections or verification will be needed.

Send Paige your report location, rough timing, and the questions you want answered. You can begin with a base question or area comparison; you do not need a final shortlist to start the conversation.
